Room Questions

  • What are your prices?

-Please see the “Rooms” Tab for details Small rooms (Unicorn and Library): $179.00 plus tax. Large rooms (Manzano, Sangre de Cristo, Sunrise): $219.00 plus tax.

  • How many people can fit into a room?​

-Smaller rooms: Two people. -Larger rooms: Up to three people. You may have four people in the Manzano room only.

  • How many rooms can you book at once?​

  • How many rooms do you have?

    • Five rooms total.

 

  • Do you have any rooms on the bottom level?

    • No. All rooms are either on the second or third levels, all with stairs.

    • The second-level rooms have only 14 stairs with a break in the middle.

-You may book the entire house at once, but this will fall under our large group and holiday policy which you can find here: (link to tab for large group/holiday policy)

Pet Policies

  • Do you allow pets?

    • Yes! Up to two dogs in the Sunrise room only. No cats allowed due to allergy.

    • What is the pet fee? ​

-We have a pet fee of $45.00 per night for up to two dogs in the Sunrise room only.  -If your pets cause damage to the property or any items within, you will be charged a $250.00 damage and cleaning fee, no exceptions.

-We ask that the dogs have their own bed/do not let them on the bed please.  -Pick up after your pets and dispose of the waste properly in outdoor trash cans at the end of the driveway.

  • What are the rules for pets?

Extra Person Prices and Policies

  • How much do you charge for extra people?​

-We have one rollaway available for the larger rooms only at $20.00 per rollaway, per night. This cost includes breakfast in the morning. -If you need two roll-aways, the Manzano room is available.

  • Do you ever serve breakfast for extra people?​

-Yes. If they are not already staying in the house and have paid for a rollaway, we charge $20.00 per extra person at breakfast.  *Please let the staff know in advance.

Reservations

  • Do you offer same day reservations?

    • Yes, before 4:00 pm on most days.

  • Do you charge the full amount upon booking?

    • No. A first night’s deposit is required on all rooms reserved at the time of booking. The remaining amount will be charged upon arrival, unless it is during a major holiday, large event or balloon fiesta. (See Large Event info)

Check-In Questions

  • What time is check-in/out?

    • Check- in is at 4:00 pm and any time after.

    • Check-out is at 11:00 am​​

  • Do you offer early check-in?​

-Yes, we have an early check-in fee at $40.00. -Early check-in is provided if we are aware in advance. Late-notice early check-in may be available, but is not guaranteed. -Early check-in is from 12:00pm to 3:00pm. Regular check-in is at 4:00pm and after.

Breakfast Q's

  • What do you normally serve for breakfast?

-Full breakfast includes (variations may apply): -Bread, eggs, fresh fruit, yogurt, meat, granola, juice, fresh brewed coffee and tea. -Varying condiments to complement.

  • What about allergies?

-Accommodations can be made if you have allergies. Please let staff know before your check-in date. -Special requests may result in an up-charge.

  • Can I skip breakfast?

-Yes, please let staff know before morning of. -$10.00 off each skipped breakfast.

  • What time do you serve breakfast?

    • 8:30 or 9:30 AM
